The Tenant Placement sector of GPP is valuable to the investment property owner who may not desire further assistance after the residents have been placed into the home.
The Rental Listing Agreement would begin the arrangement of Tenant Placement with Gulf Pointe Properties. A GPP agent would then visit the property to take professional photos to be marketed on over 500 websites. The GPP team works together to find the most qualified tenant(s) within the shortest amount of time to occupy the investment property. The background screening approval process, the HOA approval process and preliminary walk-through would be taken care of for you by Gulf Pointe Properties. The homeowner would then be responsible for the management aspect of the property, i.e. collecting monthly payments, coordinating emergency and non-emergency maintenance requests and all daily occurrences pertaining to property/resident needs. The Tenant Placement Agreement does NOT include the 5 and 10-month Property Wellness Inspection Report.
GPP would discuss the renewal terms with you and the tenant approximately 75 days from the lease expiration date. GPP would then either create the new lease renewal for the existing tenant, or coordinate cleaning for the move-out and begin the tenant placement process to get the property immediately occupied.
